Demetrius Spaneas is a commercial real estate strategist, award-winning composer, Fulbright Scholar, and cultural diplomat whose career has been built deliberately at the intersection of domains that most professionals keep separate.
Real Estate & Capital Markets
In real estate and capital markets, he has advised on significant transactions nationally across multifamily, self-storage, and medical assets, with additional work in development consulting and capital advisement. He holds the CCIM designation — one of the most rigorous credentials in commercial real estate — and has served as President of the CCIM New England Chapter and currently occupies positions at the global level of the Institute. He is President of Land and Sea Real Estate, Inc. In the past year alone, he has completed real estate transactions and created opportunities with investors from the United States, Europe, and Asia, amounting to over $900,000,000 in real estate value.
Music & Composition
In music, he is an award-winning composer whose catalog includes two operas produced in New York City, as well as symphonic, chamber, choral, and electronic works that have received hundreds of performances across three continents and at dozens of major venues internationally. He served as Composer-in-Residence in New York City and has been recognized among the most active American composers of his generation working across classical forms and contemporary idioms.
Academic & Public Intellectual Life
In academic and public intellectual life, he has served on the distinguished faculty of the New England Conservatory and Northeastern University, and has delivered guest lectures at Harvard, Yale, Cornell, CalArts, and numerous institutions in the United States and abroad. As a Fulbright Scholar in American Studies, he taught in Tajikistan and conducted cultural diplomacy projects in nearly twenty countries spanning the former Soviet Union, Eastern Europe, and China — combining academic symposiums, music festivals, and professional talks on culture, history, and the dynamics of civilizational change. His expertise has led him to be invited as a panelist to discuss the real estate landscape and future prospects at live events.
Community & Civic Life
Born in Lowell, Massachusetts, and currently residing in Andover with his wife JoAnn and their family, Demetrius maintains an active role in his community. He has served on the board of Ironstone Farm of Andover, as Chair of the Andover Cultural Council, and as president of the Rotary Club of Andover in 2019-2020. He also serves as a member of the Steering Committee of Andover Cares and the Middlesex 3 Coalition, where he has been moderating their monthly real estate series since September 2020.
Writing & Thought
His writing draws on the full range of that experience: the negotiating table and the concert hall, the university lecture and the international symposium, the deal structure and the diplomatic exchange. He writes for those who move in consequential rooms and still believe that depth of thought is a strategic asset, not a professional indulgence.
